Do you suggest setting up an llc before getting a property? I'm a little confused what order to do everything. Find a deal first, get an llc first, or get financing first??

I'm new to investing and looking to partner with someone who has experience. If i can offer value by having the funds, what's the best and fairest way to structure a deal with a partner?

Since 4-plexes are considered "residential," would valuation of the property be more similar to a SFR (comps) than to an apartment (based on rent)? Is it harder to secure a loan for a 4-plex versus a commercial property like a 5-plex? There is a property I'm looking at that is 9 bedrooms, but is 4 units.

I'm having this exact problem too. I can't even find anything to get 1%. I'm not sure if it's because I'm not looking hard enough or is it because it really doesn't exist in LA or OC. I tried looking in Riverside, but this one bank said they don't even do financing for properties in Riverside because they consider it to be a "high risk" area for a newbie. 

I'm considering investing in Texas, but I went to several banks to discuss financing and none of the banks in California are willing to offer loans for Texas because the rules there are different. How did you obtain financing for Texas properties?

@Aaron Mazzrillo, do you mean you think it would be best to invest with hopes the properties would appreciate rather than to cash flow? What if I am able to obtain a low fixed rate, 30 year financing, and consistently generate large chunks of cash to purchase more, what would your recommendation be? Thanks for your input!! 

I'm having a hard time narrowing down Twentynine palms vs Hemet or Murrieta. The high number of available rental properties in the Twentynine palms area concerns me, but I'm having a hard time finding cash flowing properties in the IE. If there are any wholesalers out there with deals in the Loma Linda / Temecula / Hemet / Murrieta area, please let me know! Thanks!!
