I'm a newbie and on the same boat. I want to get in the game, but So Cal is out of my budget. The idea of multiplexes is intriguing. Thanks for sharing Brandon's 7 years to 7 Figure Wealth. As a newbie, it seems the majority of experts recommend to start with an SFR. But if my end goal is eventually to do multiplexes/apartments, should I dive right into it or get my feet wet first with an SFR given I have no experience?

The 10-miles was just in reference to a Real Estate book I read (Weekend Millionaire's Secrets to Investing in Real Estate). Since it was not possible to find anything reasonable, I did expand my search to 1-hour all around me, but the price point is still high. At this point, do I just pick an area and start driving for dollars or why not look out of state?

Hi Russell, where did you find the listings? I am looking at it now and I found 5, but they are all auctions starting at that price point. How wide do you recommend searching? I always hear people recommend to look within a 10 mile radius, but the cheapest within my radius is $450k for a SFR. I'm trying to find one for 80k. How do you narrow down which areas to farm? Thanks so much.
