@Richard Galdieri It seems to me that you probably have all of the same and better contacts than the guys you're talking about. Frankly, I don't think someone in your marketplace will disclose all they know. It just doesn't seem likely. If you're in the business, you know the business. Trust your gut and talk to the folks here. They/We are a wealth of knowledge.

you could also make note of where most of the tourists come from and use pointed facebook ads with your airbnb listing.

@Shaun C. talk to me about what you think a realtor is worth after 5 years of having a license and dealing with a clientele (i'm 16 years in, charge more than 6% and have effectively made a dozen of my clients millionaires). I too rehab and build luxury homes.

@Fareed R.   Your realtor should be your trusted advocate. You should feel like you are being let in on a secret because you're privy to of market deals.

@Alex Rodriguez i'm not familiar with CA due diligence timelines. How long do you get for inspection and backing out. Is the price right? Maybe because I've been in RE for so long that when I see a property that I know that I want, I'm ok with making repairs (the last place i bought appreciated 250k in 2 years with a 39 year old roof). can you get a quote if there is a foundation issue? What is the cap rate on the place currently? super excited for you.

it really depends on how you learn best. RE course is only meant to help you pass the stanardizd test, it does teach you how to be a realtor per sey. I needed a classroom environment. Others do fine online. Its all up to you.

Since you're so tapped in to your market, put together a prospectus for your business partner aka husband. In it, show the 5 year equity gain in your area and what stats and economic reports are saying are next along with current rates and what happens if they go up by a point. For each point rates raise, show the weakening of buying power. Of course we can never predict the future. I love math and stats because numbers don't lie. Hopefully that motivates him to want to make a move.

@Account Closed The only person set on disproving other's people's successful stories seems to be you. I've been quite successful in my 16 years of investment and building. I hope that you have been as well.

I would also caveat with this: Times are changing. Someone mentioned that agents should be afraid of flat-fee companies. I disagree. They've been around forEVER. I've been through 3 major economies in my 16 year career. The Help-U-Sell model may work for some. FSBO is going to work out in lower price-points and maybe someday with millennials if they ever start buying (but that may be 10-15 years down the line with current studies, their debt to income ratios etc) because they culturally use their phones for everything and that's cool and interesting and agents will adjust to this culture (we've been studying this for years at tech conferences).
