My favorite people to beat down on pricing are For Sale By Owners. They fold. Statistics prove that FSBOs sell for 20% under market. FSBO's, for the most part, are not professional negotiators, either totally over price their home based on "Zestimates" which are notoriously incorrect or under price them based on those Zestimates. Big hint; Zestimates are not comps. FSBO's don't know diddly about absorption rates or prime market times or off-market sales. They're usually not well versed in auction sciences and don't know how to start a bidding war. I'm pretty sure that most FSBO's have day jobs and can't put all their time and attention toward what it takes to market a home anymore. It takes more that an mls listing and a sign in the yard to sell a home.

I am a luxury agent in Boulder, CO so I basically live, eat and breathe the business. I own a couple properties, am rebuilding a midcentury modern home and will continue to fortify my real estate portfolio; mostly longer holds. I have a 7 year old and a giant wolf dog names Astrid. I basically parent, sell used homes to millionaires and billionaires and play in the mountains, go to museums and rock shows.

@Michael Plante if they dispute that claim, remind them that the trees were not fallen at the time of contract and you're not even asking the to REPLACE the trees LOL

Have you asked them? 'As is' is by no means a legal term.

@Whitney Hill, If market value is $415,000 and you're going in at $335,000 offer her free rent back until her desired timing is up.

@Michael Plante Florida has some crazy real estate laws but if you're looking for negotiation leverage, and you still have outs where you can get your earnest money back, I'd cancel the contract and let them come back to you. In Colorado, the contract clearly states that ANY AND ALL damage that happens during a contract is the Seller's responsibility. Have you read over your contract?

@Alex Johnston Cohabitation Agreement. They're great. You can lay out all your assets up front and who owns what. In it, you can define an exit agreement. Suze Orman has a great one on her website.
