Great question, I am still in the process of renovating the entire duplex. A neighbor who has the same size duplex gets about $1800/month for one unit and does STR in the extra bedroom in her unit and is able to cover her mortgage completely. I am going to start with STR for about a year and see how it goes and then reevaluate at the one year mark.

I just bought my first property in NE DC,  which happens to be a duplex, in January and I put $30K down for closing costs/downpayment. If I can do it, you can do it!  :)  I purchased close to Gallaudet university.

I just closed on my first property, it's in DC and it's a duplex.  I won't be living in it until after renovations.  The insurance I got is almost $3k for 6 months.  Does this seem right?  It's insurance while I am not living there and for the renovations.
