I must have input something wrong, because my deal report came out with impossible numbers. How can I pull up the numbers I typed in and edit them?

Thanks Keven, You found my problem. I was told to use the monthly gross rent, so I did. From then on, every good looking deal became a bad deal. But it was my error in usuing the monthly instead of annual gross rate. Thanks.

I think my 'subject line' explains my question. If a deal looks good but the GRM is over 90, is that a deal breaker?

I am just starting to invest in multi-families, but want to invest in emerging markets, wherever they are. What are the advantages and disadvantages of choosing one nationwide management company that I will be able to use anywhere I invest?
I am in the process of purchasing my first multi-family in Sanford FL 32771. Does anyone have a company they would suggest?
How much should I expect to pay a management company and what would be included in that fee?
