What is the difference between the properties you find on Redfin and the properties you find on the MLS? Is there any?

When people talk about local population growth is this a matter of local knowledge of jobs and socioeconomics or do you try to justify the population growth by looking at census numbers?

I feel like there is more to it...

Newbie question,

Looking at a house for $79k. But it has 1 loan sitting on it for $240k.

If I was to show my intent on the property and turn in an offer, is the bank going to negotiate the price with me to bring it closer to $240k?

And if I was to buy it for $79k, the $240k financing would disappear correct?

Interesting. A few things:

Why are closing costs different from buy to sell? Shouldn't both be $3k?

He needs to better detail rehab costs, there is no why behind the 7800

Comps look good. I'm curious too about the business model. Why aren't they doing this themselves?

While starting out you may not have many assets, but doesn't it still make sense to form an LLC (for ~$100) in order to protect yourself and offset losses for tax purposes?
