Just a thought, and I am sure you are doing it already, but I will state the obvious.

Do your homework! Read everything you can. Listen to ALL of the BiggerPockets podcasts. Take notes, review. Know this business inside and out before you even think about doing a deal. That should only take a month or so. Ok, we will never know it inside and out, and definitively not in a month, but a cursory knowledge is possible. At least enough to begin doing deals with confidence.

After you know your way around. Go out and do something with your newfound knowledge. The key to success is to act at the right time. You can be the most knowledgeable person in your network, but if you never go out and hustle, you will never achieve your dreams.

I would also suggest scouting out a good team, now. Find a good project manager, general contractor, realiter, etc. Whatever you think you will need in the future. Most of the horror stories I have heard on here are attributable to not having the right people working with you.

I am in the same situation. I live in Mansfield, Pennsylvania. I am pretty new to Real Estate investing, but ill do anything I can to help you.

Eventually, I plan to house hack/Live in flip until I have the capital to start a passive income empire. I will, most likely, look for a duplex in need of renovation, rent one out while I live in and rehab the other. At some point switching with the occupant, and completing the other side. I just need to find a property where the math makes sense.

Finding the right deal seems to be the key to success in this business.
