Hello Miles, 
I agree that Hamtramck is great for house hacking as the area is experiencing an upturn, especially in rental potential. Even given the current condition, the property sounds like it can be a great opportunity once the monetary details with seller are settled(in your favor). As I'm sure you know, things like multiple layers of roofing or sketchy appliance situations are common for Hamtramck/Detroit but certainly shouldn't kill the deal. I'll be looking out for more details to follow along with your journey on this house hack.

Hello Michael and welcome to BP! 

Concerning SFH expenses, things like the utilities and landscaping can be charged either way. In Warren, sfh renters usually treat the property with care as if they're purchasing and will maintain the landscaping on their own and not have an issue with paying for utilities.

Hello Kyle, congrats on discovering real estate investing, before you know it you’ll be closing your first deal!

I'm located near the Royal Oak/Birmingham area, which in my opinion is a great area for investors. Cities such as Berkley, Oak Park, and Ferndale have single & multi-family properties that do well as rentals or flips.
