@Bryan N. do you pay postlets a yearly fee at all? but the reason my zillow/trulia fees are so high is because my clients want the house as a featured listing, This results in about 33% more views ever week. I personally use point2 and it auto puts it on all those website to include 36 others, but to make the listings featured or in the top 10 i have to pay extra. 

I agree with @James Wise What you forget is that a good property manager is going to spend money to place your house on sites, then we pay to get them featured, then put in the news paper, don't forget we don't work for free so we have to make something our selfs. so lets see you want your house featured on trulia, thats 30 dollars, now u want it on zillow anther 30 don't forget homes.com and rent.com... then you have 5 showings to rent out the house well that 15 mins drive there 30 mins to show the new client the property and 15 mins drive back so an hour of my time, gas out of my car, don't forget i have to have a cell phone or landline for them to call me so i can rent out your property. Now do not forget the time it takes to load all the specs of the house on to all the websites. 30 mins per site unless you have a client site the already has agreements to put them on ll the other sites... don't forget that costs a nice chunk of cash also. 

Now i realize that a lot of those items work for a lot more than just your one rental such as my cell phone but don't forget i use my sell phone fore your property and convinces. 

we generally charge 1 months rent for a leaser/renewal of lease, then 10% to PM it. If you don't want me to PM it for you then if you call me to do anything my fee is $40 an hour. just keep in mind we don't just sit around and wait for your property to be rented out a lot more work then you think goes into it.

i know here when i look up the auditors website it will give the owners mailing address. might be a lot of work looking up person by person but it does give the mailing address.

This is a great little gun. One thing i will point out if it ever came to having to use this for any reasons, i would shot the floor first in order to try and scare them off. Also when you go to buy ammo ask for the home protection rounds they will not go through walls. They are designed so that once they hit drywall that will split and stop. This will help ensure that if something happens that your rounds won't go into anther house and possible hit someone else... 

@Amanda Sutherlin i agree with the hand gun. My mom is in the same boat as you and that is the route we are going with her. I my self am also an agent and take my .40 with me all the time when looking at house. Even after 8 years in the military 6 years over seas in a combat zone, being trained in hand to hand combative, and even placing in the top 5 in one the army's largest combative tournament i still carry my gun with me! Tho make sure you are completely comfortable  with it before you start taking it with you.

back on topic though, @Filip Vaco  i would link up with @Brian Adams he can show you where the VA repos are ( I'm assuming your MLS looks just like mine and you can edit search to just VA properties. )

welcome @Filip Vaco , first and foremost i must tell you that if you aren't cav you aren't sh** :D i was stationed in hood from 06-13. Killeen can be a tough area but head out to cove its more family friendly. 

as stated your VA loan is the biggest asset you have! 0 down!!!!!! go looking for a 4 plex and we know they are everywhere down there and you should be good to go on your 1st deal.

Anther way to benefit from the military status is bidding on VA owned homes. When the VA repos a home and it gets sold they always ask if you are a veteran or active duty... well you my friend fit that category. Now i have never heard that we get special treatment or looked at more highly then other investors but make sure you always mention it! haha.

If you ever need some information or want to talk about being in the military and buying rentals let me know i bought mine while i was in.

open houses, putting it on trulia/zillow ( realtor.com auto updates form the mlx every 15 mins ) flyers, postcards, Facebook, going to the local real estate agents meetings and getting it put on tour ( mines called south east area realtors we meet twice i month and tour all agents new listings ). 

Your monthly charge for the pet isn't to cover damages!  you should certainly add the extermination fee to the bill along with your person charge in order to remedy the issue. I know we charge $40/hour if we have to go in and do things to repair the property. So what was your drive time + time spend get the exterminator there? do you charge by the hour only or do you charge in 15min slots? just what ever you decide make it consistent so you can't get sued for discrimination.

haha, ok so that house did sell for 36,900 It had no carpet, the walls had wallpaper that was peeling off of the walls, the fireplace was ripped out leaving a hole in the ceiling Dish washer was from the 70's so did they pay to replace it or did they add new cabinets, water damage in one bedroom walls all ruined in the bath doors, missing, wood paneling, doesn't state it had heat, ac, or hot water heater and judging by the house they are all missing or not work... just going to assume rehab was extensive for such a small house, not one thing in the house was salvageable. 

ok so purchase price of 36900 plus 15-20k in rehabs. Even at 15k in rehab he is only close to 2% as martin would say as they would have to collect 1038 to be at 2%....
