Anyone have a good map of the Tacoma neighborhoods. I can find basic ones with South End, New Tacoma... But what about more small neighborhood specific, and with some metric for analyzing quality of neighborhoods, price of housing...? Thanks!

Man, the zoning codes are cumbersome. Each city has a different naming system for different zones - rural, MF, commercial...
What would you say is the best way to get a better understanding of zoning codes?

You don't have to tell the bank where the money is going. When you apply you can say I want to do some improvements around the house, go on a big vacation... Then use it for what you want. Did that on my BOA LOC. I was specifically told the only thing I can't use my LOC for was the down payment on another property.

Hi everyone,
My company is an LLC and a licensed general contractor. I was a contractor before I became an investor.
I obviously hold a General Liability policy and I also have a personal umbrella policy. I'm looking into a commercial umbrella policy. Does anyone else in a similar situation have personal and/or commerical umbrella policies?
I've been debating opening another LLC so I don't have too high a level of assets in any one LLC, in case it gets sued. Instead of doing that, I was thinking of just opening this umbrella policy. As I understand it, the reasoning behind an umbrella policy is that someone suing me will find it much easier to go after that policy than after my personal assets. Though the LLC veil should cover my personal assets. But the umbrella would maybe cover my other properties.
I've never been sued. I've never made an insurance claim except for 1 auto claim.

Awesome job. And thats a great plan: If you can affordably add rental units to a home inside of Seattle I can only see it being a cashflow gold mine.
I know it might sound crazy to people investing in other parts of the country, but if I can pick up an updated rental unit for under 200k in Seattle or the better Seattle suburbs, thats a steal!

Thanks everyone. I kind of thought I was SOL on this one.
I'm not going to pursue it legally or in small claims court (I agree small claims court is too taxing on my life energy and sanity) but I AM going to contact the seller, who was a nice couple, and see if they'll chip in a bit.
