For someone who’s never run a direct mail campaign, what is the best service or the best place to find these lists?
Welcome! Bigger Pockets is awesome. I’m in Olathe doing the same thing. Best of luck as you look to buy your first investment property!

Lea,

Probably best to factor that cost in and get a contractor to look it over as soon as you can. Slope is common in houses at that age. Sometimes not a major problem that needs repair. From what I understand, sloping in the middle is typically joist deflection but a tilt in one direction could mean a foundation issue.

Hey man, I’m in KC too and considering buying soon as well. I’d be up for meeting and exchanging notes sometime over coffee.

@Charlie MacPherson Thanks for the response! I'll do that.

Hello, I’m out of Kansas City and the son of a successful real estate investor and currently working in Healthcare Sales. I owed a duplex years ago but sold it when in moved cities. Im looking to start again with a friend and colleague but we’d like to get a simple agreement in place first to keep everything fair and straightforward . Any advice on where I can get something like this drafted at a reasonable price or should I just contact a local attorney? Also, what price for this service should I expect? Any and all advice on this arrangement would be super appreciated! Thank you in advance!

Hi there, I’m just getting started in the KC area as well. Let me know if you’d like to have coffee sometime and exchange some ideas. I’m looking at South KCMO area. Haven’t thought to look much in liberty but I’d love to know more.
