@Sean Abrahamsen It would be a good idea to have your "team" in place before moving forward. You'll hear that recommended over and over on the BiggerPocket podcasts, as well as in the book recommendation. And finding a good accountant will help provide an advisor to you when it comes to making decisions with your investment properties.

Have you read How to Invest in Real Estate? It will help you figure out Question 2. And are you already working with an accountant in your area? I only ask because they may have additional recommendations for Question 2.

@Jason Daniel Rivera welcome to the Bigger Pockets community! Interesting background. Two thoughts that may be helpful... 

First, Robert Kiyosaki recommends keeping your current job as you grow your REI endeavors. Sounds like you have stability being employed full time with the courts, so hold onto that position while you begin investing. (It will also allow you to re-invest into REI rather than have that money go toward paying the bills, etc.)

Second, this may be a season of learning as much as possible and as often as possible. Listen to the Bigger Pockets podcasts and get your hand on as many books as possible. Bigger Pockets has some great recommendations Here are some top books to read

@Andrew Tegeler welcome to Bigger Pockets! White collar or blue collar, you're much further ahead than many others, including myself. How long have you been farming now? My wife's becoming an avid farmer the past few years, and I'm getting into it more and more. You also caught my attention with purchasing a portfolio rather than individual properties. Smart way to pursue things.
