I also highly recommend listing on turbotenant . It is free and I have seen lots of interest in the furnished rental space there

I use turbotenant but I would just send her an application to fill out and pre screen and then have them pay the background report

I use IGMS, it syncs calendars, sends cleaning notifications and connects to pricing softwares. Best of both worlds.

Certain floor plans and unit sizes perform better based on guest expectations and seasonality. Ground-level walk-in units are especially popular due to accessibility and ease of entry.

Since I also have STRs in other parts of the country, I will say that being in a market that has more consistent demand throughout the year (less seasonality) is what really makes the difference. Lots of places only have a ~3-month booking window, but if you are able to get into an area that has continual demand or that has a dual-season (i.e. winter + summer) then I think you'll have a lot more success.


 Totally agree with this. Im a Chicago native moved to Salt Lake City. In SLC we get a lot more year round demand. It is nice to have consistent money coming in. Regulations are starting to tighten up here which I think will help our market very much

How about the Cook county taxes though!! Ouch

Depends on your market. Sometimes actual duplexes are super pricey now. Renting by the room or maybe getting a SFH with a mother in law apartment could be a better route. I love this method of getting involved in RE

I think it depends on your situation.. I always like to think that when you experience as an owner being a PM for a bit.. you tend to have a better idea of what to expect from a PM and ensure they fall within those expectations.

I would try advertising your services on the airbnb cohost platform. That can be a good new easy way to get leads.
