You've received some great info already!  I just want to emphasize, if you want to keep things passive, hire a good property manager.  I don't believe there's anything passive about managing your own property, although there are other benefits.

Thanks for the reminder.  I considered it last yr but was told I had to borrow at least 144K.  I thought that was unusual.

I'm considering an FHA loan for my next property. It will be owner occupied. As a military service member, there's a possibility that I may be required to relocate prior to the FHA 1 yr occupancy guidelines. Is this an issue? Anyone experienced this or something similar?
