Hey bigger pockets community real estate agents!

My question is: why would you or would you not use elevator digital advertisements?

Anybody ever used this type of advertisement before? Or something like it?

Results? 

Thoughts?

Hey BP, I stumbled upon a 60 + acre plot. 

Here's the crazy part. I know the owner personally and they are willing to finance a residential flip if I can come up with a legitimate business model. The biggest contingency is that we have buyers up front for the land if we are going to start construction making the land resident worthy. It's in a great location I just don't know my first steps in getting interested buyers. And presenting a business proposal to potential buyers and the owner.

I need to create a plan to the potential investors in the area, which I have contacts for, but I need to come to them very professional insights and comps and information that will make them see that it is a great investment to buy lots and build houses on this land.

Has anybody done something like this and have any advice?

How long did it take you to find renters in Fairmont?

Did you have to put much work into the house you picked up there for 33 before it was rent worthy?

I am in the process of looking for buyers. I'm trying to prepare up front for the actual details of the process.

As in do I make an offer as a regular bidder? Does the seller have the title and sign it over to me? I am quite literally completely ignorant of how to do the deal and so I am trying to gather as much info as possible before jumping into a deal.

I guess a couple of things I'm not sure on is legal stuff.

I agree the prices are sky high, but the constant flow of college students and the lack of economic decline is hard to pass up on. I'm really looking to buy and hold so for me it seems like a good fit if I can find the right price, but I'll prolly look at fairmont too.
