I am a new investor who is looking to purchase my first investment quad in a few months.  I learned from books and other sources that it is actually better to get mortgage loans from private banks and credit unions.  Is this true?  If so, why are these better options for first time investors?  Also, can anyone recommend a good lender to use in Atlanta, GA?  Your feedback is greatly appreciated.

I am trying to compile a list of the best property management companies in Atlanta.  I plan to purchase a quad in the coming months.  Can anyone refer me to a great property management company that either you yourself have used or a close associate has used?  I'm looking for a company that will surely protect my investment at all cost.  I would greatly appreciate some insight from my fellow BP members.

I'm a new member and a beginner in real estate investing. I'm interested in house hacking a 4 unit property? The downside to this seems to be the fact that I will not be able to close on the property under an LLC which leaves me liable for potential mishaps. How can I protect myself and assets without closing under an LLC?
