Tenants are bold to ***** about mold,

Never got told, that caulking was old.

Dirty *** tenants in my house,

all surprised they saw a mouse.

When the houses look real buggy,

Blame yourself, for placing that druggy.

Hooking for rent is all she can do,

Made worse choices than me and you.

I am blessed to be bored,

living life as a landlord.

Business is grand when everything’s slow,

that’s the time to be saving my dough.

No shortage of stunning problems to face,

still way better than running the rat-race.

Meeting some applicants at the units I show, leaves me shaking my head like ah hell no! Wondering when I will get paid all my rent,

then the sob stories all the money got spent.

Trying like mad to elude any feud,

back of my mind afraid to be sued.

Constantly looking for that next deal to buy, then getting outbid like a poke in the eye. Hours and hours of work on my phone,

talking to people but feeling alone.

But when things start to feel sour,

I just think of the dollars per hour!

If you have a high paying job I would suggest working overtime at your profession and leave the handyman jobs to the pros. By buying all of these items you will be more focused on doing a low wage JOB than you are building your investment portfolio. Work on your business not in it if you want to scale at all.

These are my bread and butter in central Nebraska. My average deal is to buy a unit worth $45,000 for all in around $32,500 after fix up. My average rents are $584 a month for my 35 unit portfolio. I will be just about doubling that portfolio within the next year with deals I already sourced. My typical cash flow per deal allowing $200 per month for Repairs, vacancy, Cap ex is around $100 a month financed and $235 a month when paid off. I self manage my portfolio but outsource any and all repairs/maintenance. I realize this isn’t too sexy for you big city folks but it provides my family with a great income. We are also half owners of a 35 acre Rv park with a 10 acre private lake. We are in the process of adding rental cabins to it as well.
