@Lucas Lopez welcome my friend...I went to a REIA meeting on Thursday it was with alamo reia it was very informing and flat out awesome! They had a guest speaker Robyn Thompson. She was awesome going over rehab stuff cost, contractors, materials etc.... I would definitely try to catch her or attend/read up on the things she does very informative on rehabs.

Yeah I guess I'll have to dig deeper locally to get the run down...I had mentioned the BRRRR strategy as a way of getting more Airbnb rentals just was wanting to see if anyone was doing this.

Good afternoon all, I had a couple questions on Airbnb in san Antonio. Is it more profitable than your standard rental? I know area has alot to do with it. And could you use the BRRRR strategy on this as well? Really just looking for some info on San Antonio specifically. I've found some info searching the forum. I was looking around downtown area...Denver heights, government hill, Tobin hill etc.... anyone have airbnb's in these area's with some input? Thank you.

How would you show proof of pre approval if you were to use a private money loan? I know you could through a actual private money lending company but what about if you were getting a loan from friends or family how would you show your pre approval? Just curious.

When using the 2% rule it's the total rent divided by the property (asking price or value)?

Also, if a property does not meet this can you find a number that will work and offer that? Thank you for any insight.

@Chris Hutchens I'm from the san Antonio area and recently started getting into real Estate a couple years ago no deals yet just been researching. The market in San Antonio is hot right now I figure the best way to get out there is to start going to local reia meetings Sareia has them every month good content as well. So I will start attending those and go from there good luck to you!!

hello I am brand new to this and was wondering if it would be a good idea or not to get my real estate license I mean is it necessary or can you still invest or buy and hold etc.... without one. I'm curious cause I want to start investing in real estate but wasn't sure if I should get my license first or just go without any advice on this would be greatly appreciated. Thank you.-also I live in texas not sure if that matters.
