Does anyone have experience with tenant approvals through HOA's?

I'm looking at doing a live in partial flip and then setting up a rental or an STR in a year or so. Most HOA's in my area don't allow STR's and some require tenant approval. What should I look out for in HOAs that require tenant approval or should they be avoided outright?

@Austin Drew, That was a concern I had about WPB. I've read that there are amazing areas and then areas that are really dangerous. Sending a PM now.

Hi All, 

My wife and I are moving across the country and will start the home search process next month. We are looking for a primary residence first but I hope to invest in the area soon after. I also want to turn this property into the first in my portfolio and use it as an STR in a couple of years.

With this in mind I thought it may be best to find an investor friendly agent to start the relationship early. However, I also don't know that much about the area that we're moving to (West Palm Beach, FL) so maybe it's best to find an agent that focuses on first time home buyers (even though its not my first time). 

Thoughts?

Also looking for STR meetups in South Florida (WPB area).

Did anything come out of this thread? I saw that there was a meet up called Coffee with investors in Delray Beach but I haven’t seen anything for West Palm. I’m also new to the area and looking to learn about the market.
