QUESTION, I have a friend looking to get into rental real estate, he’s considering going through a builder in a new community that builds home starting at 140K, what are the pros and cons of going through and builder and renting it out after ? Or even house hacking ? Im new to the builder side of real estate and focus more on rentals myself. I want to help my friend out the best I can and give some great pointers. We are based in Dallas Tx the new builds are in Forney Tx if that helps out at all. Any response will be greatly appreciated !

Im Looking for other whole sellers in the Dallas tx area, im looking to grow this business to produce some cash for more real estate needs lime everybody else. Any great tips and tricks to become a GOOD whole seller that investors want to work with ? And any investors I could potentially work with in Dallas as well ?

If I want to buy a rehab home what are the strategies I could use to purchase the property first ? conventional loan or cash only offer also can I use a private money lender to fund the whole deal? Buying the house and rehabbing it?
