I signed up for magic jack when I moved to Australia so I could maintain a US number to make it easy for people to call me.  With the ap on my mobile calls come thru and I have access to my contacts plus voicemail.  I think it only runs about ten or twenty bucks a year.  I think I will maintain it after I return to the US as well for an alternative number.

Sam- personally I think this is a really poor deal. Before you worry about inflation factors decide if this provides the return you want today as is.

I think you should consider what it would look like if your partner tipped in 50% of the equity and then again 25%.  For what he is doing now managing the rehab side sounds a lot like a GC, so maybe 5% of the total rehab cost + a flat fee for the other work?

Remember that hopefully at some point hopefully he will start tipping in equity, if you value what he does now at 25-30% of the profit, and if he starts tipping in 50% of the equity does that mean his share is now 75-80%?

Remember when you have cash the number of people who will work with you is pretty much unlimited, where as your partners options are more limited.

fewer people have gotten rich off using all cash but by the same token fewer people have gone bankrupt.  Does this qualify for the longest thread ever yet? :)

@Sharad M. Interesting you think that most people look to real estate when the stock market is dropping.  I only look to real estate when I feel the yields are significantly higher than the stock market, i.e. when stocks are over priced (at least for my taste.). So from my point of view, when the stock market is dropping I am less likely to invest in real estate.

I think you should always focus on the positive people in your life. I was persuaded 20 years ago to not pursue investing in real estate. I think I probably would have more mistakes at that time, but would have come out ahead in the long run. Once you have made your plan, focus on understanding it and meeting it, later you can make variances as needed. I chose to focus on the stock market, which has been great, but then wanted to diversify I to real estate. Maybe for you the path is to start out in real estate and then diversify into the stock market! Good luck! :)

I think it is bad karma to root against anything. But it doesn't bother me when the stock market drops...especially since it is my preferred way of investing money...only in dividend paying stocks that consistently grow their payouts. I hope everybody makes a killing in their preferred investment strategy :) then you can but me a beer!

I suspect that if you could see the details of this as opposed to most wholesale deals is that they were prepared to purchase the property if needed. Not that I have an issue with wholesalers, as long as they are honest with the seller about their position.
