I just noticed you said gross income. I also feel that $2,500 a month per property will be difficult for this as well.

I'm not an expert for each of those areas but I think it's going to be pretty hard to cash flow $2,500/month (accounting for property Management, repairs/capex, vacancy, PITI, etc) for 2 houses at $200k each (all in with repairs and the cost of doing business).

I hope you find it though!

I recommend rubbing elbows with some syndicators in your areas of interest who buy apartment buildings to try to get in as a limited partner.

As you may know... real estate is not meant to be a "get rich quick" game. The ones who "get rich quick" are the ones who have devoted years to learning the game.

Everything is dependent on each of their goals. 

If they're looking for a full time job in real estate, have them buy single family homes/small multifamily. 

If they're looking for something passive, have them look into being a limited partner in real estate syndications or learn about note investing.

Ask each company you're looking at for 3 references. Talk to the references and ask for someone else that they know who also works with the company. You'll figure out which company is good pretty quick this way.

They have a hard time following through with what they say they're going to do. For example, I have 2 free wire transfers that I gave them the certificates for - they never applied it to my account. I asked them to charge my credit card instead of my Roth for a fee - they charged my Roth. If they can't follow simple instructions, how am I supposed to trust them in the future with my future investor's retirement accounts?

Hey Jorge,

This depends on your end goal. Single family homes/small multifamily in my experience = job even with a property manager (you always have to manage your property manager). The only passive investors are people who invest in real estate syndications as limited partners and people who own notes.

I recommend you read the Best Ever Apartment Syndication Book by Joe Fairless.
