Hey Marija,

Us and our investors used Equity Trust for some apartment syndications. The management and dashboard are excellent but anyone else other than management has had the intelligence of a Neanderthal (and we're not talking Planet of the Apes here).

It depends on what you want your retirement to look like.

In my experience single family homes/small multifamily = job. Syndications/owning notes = passive income.

I'm happy that you're putting that money to work instead of just letting it sit in a bank. I agree that stocks are overpriced. I personally invest in syndications because this allows me to 1031 tax exchange into something later unlike a lot of REITs.

If you have enough equity in the home, you can refinance it to a conventional loan. This will allow you to use an FHA loan again.

There are amazing deals in any market. You just need to put in the work to find them. Sometimes this requires more time than people anticipate. Saving $100k shows you have discipline and you know how to manage your finances.

I've personally stepped away from single family homes/small multifamily because they're like the stock market - sold/bought based on emotion.

He may want to look to see if it was considered an "investment" property by the IRS as well. The depreciation recapture may be more than he expects.
