I'm also not a lawyer but I would recommend you ask your employer. They may have something in your contract that says you can't benefit from something like this. I doubt that's the case but it's worth the check.

I agree with what @Ned Carey said.

You can also find a market you're passionate about and invest in another state. However, you will need to find and interview a team on the ground. Nothing is stopping you from purchasing a cheap ticket to survey an area you're interested in. Unless you're Navy in Virginia. I can only go up to 250 miles before I need a admiral's signature lol.

I agree with what @Account Closed said. Also, start attending your local Real Estate Investor Associations (REIAs). Start rubbing elbows with some champions and provide value to them at no cost.

Hey Nate,

The required living time is 1 year. You can only have 1 FHA loan at a time. However, you could refinance your FHA loan into a conventional loan and regain the ability to buy another house with an FHA loan. Message me if this doesn't make sense.

We're in syndications. My wife and I were never into the house hacking idea.

SFH/4 units or less = job even with property manager (personal experience)

Syndication/note owner = passive income

I agree with everything that @Matthew Walker said. Also, I recommend you find a property manager to take care of the fine details in terms of the lease agreement. They will also find you worthwhile tenants.
