@Patricia Steiner that is a great idea, as I would like to help a friend. I just feel bad because I know everyone needs to start somewhere.

@Greg Scott that is my concern exactly. I've doubted that a regular RE agent is vested in the financials. And to clarify, I may have used the wrong terminology - BRRRR? as we DO plan on living in the hose for 2+ years. Is that still considered a BRRRR?

We're finally pulling the trigger on buying our first home with the end goal being BRRRR. My best friend is a BRAND NEW RE agent, so it was almost assumed (on both ends) that we'd use her because of the trust factor.

She does have a "mentor" but they're brand new to the area (but in RE for 20+ years), and supposedly just monitors things on the back end, and I'm not sure how much they're involved. I'd almost prefer them to be more involved but I guess that's not how it works. 

My question is..... Can a lot go wrong if we go this route? or is the process pretty much the same from agent to agent and it's just a matter of who is going to act quickly on things?

Location is Corona, CA or inland empire.

Hi I'm new to BP, wanting to get in to investment real estate. I'm 28, working full time in sales for MTA, a Powersports distributor in Corona, CA.  My grandpa has multiple rental properties that fund his retirement, living in Palos Verdes, which is what got me interested. He will be a partial investor and mentor, but I'm also looking for someone local, and that has more up to date experience. 

I'm looking to purchase my first home - not sure what to start off with, either single family home, duplex to "house hack", wholesaling, or flipping all interest me. At the suggestion of the podcast, I'm trying to find a real estate agent/mentor that is experienced in rental properties, and has rentals of their own. I'm interested in Corona and the surrounding areas - Riverside to Orange County.
