My lease is up in August 2016

I really want to house hack.

Pre-approved for FHA 4% interest.

Can't find a house to hack in my area.

Fired my realtor because I felt she was looking out for the lender and not me as her client (kept saying FHA couldn't be used for 2-4 units and refused to show me any)

What issues are you working to overcome this great Monday?

*Update* Saw a we buy houses sign so I reached out. Introduced myself and offered my services to place/remove bandit signs in an effort to gain some hands on experience. After talking to the investor he gave me details on the last house he got under contract: It's the same property!!! So I was a day late and a dollar short.

Investor declined my offer, but did offer a mentorship for the low low price of 5K. ( I declined)

I reached out the property owner and congratulated him on getting his property under contact. He was very curious how I knew. I simply said I try to stay up to date with everyone buying homes in our area, and please keep me in mind if he knows anyone that is needing or wanting to sell

Just an updated current lender is say single family only so we are now in the process of seeking a new lender. I'm getting a gut feeling they are not taking our goals seriously, and don't expect me to do my research. When I approached them that FHA does allow for owner occuptants I haven't heard back. I hate we started this whole process of getting the approval letter just to walk away and start over.

Morning BP, Background: Currently house shopping. Looking for a multi family to house hacking. Verified w/ lender we qualify for FHA. When I asked about using it for duplex or triplex was told needed 20% down. Also was told they had no loan options to purchase and rehab. We are first time home buyers and don't qualify for zero down. Does anyone have experience with this? Thanks for your help! Thanks!
