I would be careful using the equity in the home.  Especially if you want to keep the home in the family.  What if something happens to the market and you bought at the wrong time.  Are you prepared to possibly lose the house?  Make sure you analyze your risk and think about using the funds you will get when you sell your house from your 2013 home purchase.  This did happen to my grandparents and they lost the family farm.  We did end up getting it back almost 10 years later.

Have you analyzed the current housing cycle and where we are at in it? To me it is at or near the peak. I am not saying you shouldn't buy or can't find a deal.  Just use what you have learned, find a mentor and analyze your risk of using the family house.

That far out is hard and a population of 132 in 2010.   I think I remember seeing the building for sale and thought to myself who would rent out there.  Remember you got a good deal hopefully for a reason.  It wasn't going to be easy getting people out there when there are so many options closer.  Rent cost is the only thing I can think of to change people's minds.  I am not a big fan of allowing pets myself.   If you are ever in Rochester 3rd Thurs. of the month there is a group of inventors meeting at Keller Willams at 7pm every month.

For the duplex in Rochester, you might have to lower your rate a bit if you are having trouble.  With the number of units that have gone up in the last year here it is gone crazy.  I think the supply is a little more than the demand but not for sure on that.  You should come to the local real estate group meeting here in Rochester to bounce ideas off.  We meet every third Thurs. at the KW office at 7pm.

Just curious but was this in Owatonna, MN?  My lender (local bank) does commercial loans with us for 20% down with only up to15 year.  We also have an established relationship with them.

John Woodrich, the big guys are selling and waiting for the pop is what I have learned.  This can be applied to your single family home or the "big guys" giant multifamily properties.

Look at what the big guys are doing.  The ones that hand down from generation to generation their wealth.  Do some research.  The best way to learn is to learn from others.  History does repeat itself. You have to do the research though.  That is the only way you are going to believe in something 100%.  That is what I have done for myself.

I am from Rochester and I use Atlas Insurance.  They will find the best company or deal for your needs.  I have no complaints with them.  They have an agency on the north and south side.  I go to the south side with Taylor Gilbert.

Tell him I sent you over. These guys have multiple vendors they use to find you the best deal.

  Try getting as many quotes you can from all dealers not just Atlas so you can find the best deal for you.
