I got my first property under contract (woohoo!) So how much landlord insurance is really necessary? Do the experienced landlords out there recommend being more conservative and getting more coverage or going with a more basic policy (--> more cash flow)? I appreciate any insight!

Griffin McKisson that’s great that you’re disciplined and eager to learn. But reading all the books in the world and listening to podcasts isn’t going to matter if you have no money. Please don’t take this the wrong way but you’ve gotta get hungrier. You can’t just be okay with making $400 a month. You should be figuring out how to quadruple that without sacrificing much more time and while still accomplishing some of these other goals. You can mow lawns and make $20 an hour. In my mind this is what Nathan means by HUSTLE.

If I was in your situation, in addition to what others have suggested, I’d quit that job and go wait tables/bartend in the evenings and weekends. You can make a ton of cash and have flexible hours. I was working 3 nights a week and took a pay cut when I got my first 9-5 salaried job.

I personally do not give money to family or friends unless I'm prepared to make it a gift. It really releases you from the resentment of constantly stressing about how *they* are spending *their* money i.e. --> Did he just buy new shoes? When he still owes me $X? Is he going out to eat AGAIN? etc. And if you can't afford to make it a gift, then you should find other ways to assist.

IF I were to ever make an exception to this rule it would be 100% conditional - learning about money management, meeting with me weekly to review your budget, etc.

Simply handing money over to someone who does not manage money well is not fixing the problem. My guess is now there will be two people struggling financially. 

Well I learned that I've been making offers all wrong, with far too many zeros. Thanks investors!

I probably should have added that I actually do care about what I drive. I love nice cars. I just care about growing our wealth more. So making payments on a car whether it’s from my income or from rental income just makes zero sense in the acquisition stage.
