I came across a parcel of campground land that I'd like to purchase.  It's 50x80 feet.  It has access to electricity, fresh water, has a road that leads up to it and has a lake view and has been used for camping.  The problem is that I don't know how to evaluate the value so I can make an offer.  Can someone offer me guidance on how to evaluate this deal?   Thanks.

@Ned Carey thanks for the added insight about the credit report hits.  I've spent the pandemic getting in what I feel like is a very good position credit wise and I don't want to take it back a notch if I can help it.  You make a very good point about what a lender would be looking for as far as my personal guarantees while I'm getting started.  Will keep these points in mind also.

@Ryan Chatman Thanks for your reply.  Is there a reason why folks charge to teach about business credit, by the way?

Hello community, I'm new to real estate, and have established my LLC for my notes and tax lien business.

I need to establish business credit, and have searched the forums and wondered whether the posts I've seen that are few to several years old and found recommendations for Lowes, Staples, and banks.  I have a business debit card, but didn't take the bank up on the credit card offer at the time as I was preserving my personal credit while we were in the summer house shopping market - that's another story! Anyway, my personal credit is very good, and we'll be looking for a house again in the spring. 

My last question is will my applications for business credit cards or a line of credit ding my personal score? If so, will it recover by spring?

Thanks Ned I appreciate that. Not that I'm not trying to do the work, but I do want better returns than 2-3%, plus I'd like to acquire property through this avenue.  Is Virginia in a similar competitive situation?  I'm open to looking farther away from home and finding a team who can be boots on the ground as there are 48 other states to check into.

Thanks @Ned Carey I live in DC and thought I'd start in my backyard.  I've seen your name a lot out here, and with that said, I'll be looking at MD counties and Baltimore.  What counties do you invest in?

Has anyone purchased liens in DC? If so, have you every purchased after the July auction at the discount auction? Lastly, I read that 95% of DC liens redeem (seems hard to believe) do you find that to be true?  Thanks.
