@mike - TY for the advice! Question - you said "they don't know it's coming until it is served". In AZ the typical practice is to provide the tenant with a letter (plus I always send certified) of immediate termination of occupancy, so they are aware in advance. I'd MUCH rather catch him by surprise so he doesn't have time to ruin my property... 

I'll be calling the courthouse tomorrow to ask about this but if anyone has any more advice about AZ specifically and this particular practice, I'm all ears!!!

@Ricardo I do, though it was more of a he said, she said situation (he attacked a female tenant after she heard he and the girlfriend fighting and tried to intervene, the female tenant called the police, but of course the girlfriend denied all of it. The police spoke with him, the girlfriend, the female tenant, and also to me, but ultimately nothing was "done".      However I now have text records from the girlfriend admitting the abuse and the damage caused to the house as a result of the abuse (of which I also have photos) and I also now have have multiple text records of other tenants telling me that they hear/have seen him beating his girlfriend and her screaming for help and I do know that the police have been there on multiple occasions from her having called, though I do not have those records.

I think between the police report, multiple texts of concern from other tenants, texts from the actual girlfriend explaining what he has done to her and to the property, I should be okay... but I still just want to really ensure I have everything airtight prior to starting this process as I am SURE it will get ugly.

Hello! I own a multifamily rental. One of my tenants has a history of being very aggressive toward women, including one of my tenants (who did call the police and file a report, which I have), and his girlfriends. His current girlfriend has sent me text messages about how scared she is to leave him because he will "go crazy" and she doesn't want him to "put a knife to her neck again" and that he has wrapped a phone cord around her neck as well. In addition, my other tenants have reported hearing him "beat the crap out of her" and that the other day she was yelling "help!". I of course have advised that they call the police, however they are afraid of him, too, and don't want to stir the pot. In addition, he has caused a significant amount of damage within the unit (holes in walls, etc).

While I am a Realtor and I do have significant property management experience, I have never ever had to deal with this. His lease does have a crime-free clause and states violations are cause for immediate termination of his lease.

This property is located in Phoenix, AZ. I want to move toward immediate eviction, but I want to a) avoid more property damage (unlikely), b) ensure I am prepared with any/everything I could need to file for eviction. 


Any personal experiences/advice would be appreciated!

Hello! All of my “go to” lenders are unable to offer HELOCs on investment properties. I am located in AZ. I am also self employed so I need someone very creative :) Does anyone have a recommendation for a great lender/broker?

Hello all!

I am wondering if anyone has insight regarding leash laws in a multifamily unit. The entire property is fenced/gated (6' block wall and then a gate, and then another fenced area inside of that area separating the front house from the back houses). There are 3 units in the back, and one of the tenants is complaining about the dogs being unleashed when they are out in the main area. I definitely understand his plight, however I do want to be sure I am armed with the correct information before I address with the tenants. This property is located in Phoenix, AZ.

Hello! I am a little embarrassed to ask this but after researching R-3 Zoning, I have a few questions:

Information:

     - I have a lot, nearly 6k square feet, in Phoenix AZ and it is zoned R-3

     - It currently has two duplexes on it for a total of four units

     - At least one of the units is an addition

     - I am uncertain as to the permits, however I did purchase it this way and there were no questions or issues in inspection or appraisal

     - I am considering adding another unit or two, or at the very least expanding a unit to add another bedroom.

Questions:

     - In reading the coding, I am not sure where I land (Conventional or Planned Residential Development - I am assuming conventional but unsure of the distinction)

     - I am a little confused as to whether the rules for dwelling unit density are specific to number of units or number of structures

Any feedback would be so very appreciated!

Hello! I have a D (at best!) rental in Phoenix and my outgoing tenant trashed the place. I need new cabinets, paint, etc...is there a place in the Phoenix metro area that is best for buying used/dinged up or random pieces?
