Thanks all for the advice! Unfortunately a higher bid was accepted. My takeaways: don't rely heavily on the PCR as it is only a cursory glance at the property's condition, run numbers conservatively, and after the bid is accepted bring in the experts.

Thanks @Mike Cumbie! I appreciate the info. The inspector noted Plumbing System AND Drain System damage. Curious if the failed Pressure Test is enough for inspector to assume damage to both. Since the property passed Antifreeze/Water drain test, I'm not sure why they indicated Drain System damage.

I'm checking out a HUD home and the Property Condition Report states there is "Plumbing System & Drain System damage." The property failed a Pressure Test, and the plumbing is considered damaged. The sewer/septic system DID pass a water/antifreeze drain test, and it is considered functional.
What's the worst case scenario with damaged plumbing in a home (knowing the sewer/septic system is functional)? Thinking in terms of flooding, foundation issues that could void the deal.
Thanks!
