I was given the below rent roll / pnl spreadsheet from a broker who has an investor who is looking to sell two multifamily properties. 

I am a little confused by the proposed financing section - are they proposing seller financing? It lists the line of credit, are they referring to a heloc on the property? And if so, how does that work in this situation? 

Any insight would be great, thank you!

Thanks @Tracey Hamilton for the thorough explanation of your experience with Hubzu! My husband and I have our eyes on a Hubzu property and are doing as much research ahead of time as possible. I agree with @Carl Richter taking a picture of the contingencies selected is a good idea to protect you.

I am interested in this strategy as well - the comfort of having a parent co-sign, the student gets the freedom of living with friends and typically paying less than a dorm costs... My husband and I are focusing in on nearby college neighborhoods. I am interested to hear others opinions or experiences. I met with a property manager that manages these types of homes and he said typically one student will find the apartment and then gather the rest of their friends to move in so it makes finding tenants less difficult if you have one on the hook.

Hi Joe,

I own a multi-family in Leominster and a single family in Fitchburg. I can tell you that there is a high demand for rental properties in the area. We've owned the property for almost 4 years now and they have never been vacant for more than 1 week at a time as we transition to new renters. I agree some areas are not great but since there is such a high demand for rentals you can be selective in choosing your renters. We have had little turnover but the new renters we have found have all been truly great. Let me know if I can help in any way! Best of luck.

Hi All,

Just joined BP from Westminster, Massachusetts! I am newish to real estate, I own three properties but looking to increase my empire! ;-)

I work full time as a Marketing Manager for a tech company but have always had a keen interest in real estate – multi-families, flips, vacation rentals, etc.

I look forward to reading, learning, networking and growing my real estate knowledge through the BP community!
