Yes, Full name of LLC and add a provision that the person signing on behalf of the entity has full authorization pursuant to the Operating Agreement.

Also a provision that the LLC will provide all documentation necessary for the title company to issue title insurance, including an affidavit of title and resolution, providing the operating agreement to the title agent, etc.

And then not sure what state property is in. I don't think CO has a bulk sales requirement, but make sure there is no tax documentation to be filed if your seller is an LLC, otherwise require that in the contract.

Money talks! If you have the funds but not the experience, for your first project team up with a developer that knows the approvals processes and how to find a good property and connect with tenants and that has good team members- brokers, architects, engineers, environmental inspectors,  attorneys, etc. and knows the ropes. Finance the deal and watch and learn! There’s no better way than being in the trenches with someone who knows what they're doing. 

Your tenants will still have access to the shops and restaurants, so those are a plus for you. Plus, without all the fancy amenities, I assume your rental rates will be lower but still being close to the hospital and now the new retail, I think you'll do ok. Also, a lot of people prefer to have families in SFH whereas more single and couples will live in luxury apartment type buildings, so there's a definite market for both. The more vibrant and built up the area is, the better it is for your tenants.

Property values dip just because of walkability to restaurants and shops, and distance from the light rail, but it's not a "bad" area by any means. Lots of families are moving there because prices are cheaper but it's still the Heights. It's ideal for car commuters, too, because access to the 1&9 is so easy. I bought in the Heights on the east side specifically to be close to the train and I have literally taken it ONCE in 2 yrs. The Western Slope is nice and actually I know 2 developers who build all over JC that live on that side of JFK.

Depending on the terms of the power of attorney, many expire when you die, so not even sure he has a valid right to the property. a "quiet title" action is what needs to be done. Agree with the others that you need to find a local attorney who is familiar with quiet title actions. Let the neighbor's son go to court and claim the property if he thinks he has any valid right to it. A power of attorney only allows you to do things on behalf of the rightful owner, does not give him title to the property whatsoever.
