Hello all - Like many of you, I use keywords to keep up on the latest forum posts geared to my interests. When I'm reading them on my PC, I can clear a post easily by clicking "clear" and refreshing the feed. On my iPhone, however, I've not found a way to clear a single post and make it drop from my list of unread posts. I know I can clear everything but how to do it individually?

Joshua Martin do a search locally for printers who also have mail house capabilities. The quantities you're mailing can be printed full color and addressed from your list in the same pass. Generally they charge you a per 1,000 price plus a flat set up charge for processing the mailing. Postage will be additional of course. I'm in the print/direct mail business (in addition to my REI business) so I know this stuff. PM me if you want more guidance. I'm happy to help.

Dan K. Have you considered finding a duplex & house hacking between Bellingham & Everett? I think there are better values to be had in the fringe communities, e.g. Sedro Woolley, Arlington, Darrington. I'm not sure if the outlying areas would work for your lifestyle but I believe those smaller areas will continue to be in demand as housing costs rise in the metro areas.

@Tony Castronovo Thanks, but it all worked out well in the end. The rebuild, though it took a very long time to build, was nicer, pricier and yielded more profit. It helps when you're building into an appreciating market. :)

Tony Castronovo Another viewpoint if you will. I purchased a flip and insured it for the purchase price. (It was a quick close and I was in a rush.) Nine days into renovation it burned. Total loss. I was paid for the face value of the policy, less $1,000 deductible however the insurer calculated replacement cost at $50k more than the face value of the policy. Of course they were obligated to pay only up to the face value of the policy. My takeaway is this: insure your dwelling for replacement value.

Mary lou L. Follow the money. Hotel/motel tax is a significant revenue source for municipalities. People who rent their residences to visitors are displacing hotel stays and cities are losing that tax revenue. Despite all the noise about nuisance and renter displacement, it's about lost revenue. Or maybe I'm just cynical.

Hi Andy Whitcomb - I'm curious if you're at all nervous about the Seattle city council's rumblings on restricting vacation rentals within the city? I think you've got a great idea looking for vacation rental properties in the Cascade foothills.

Hi Chris Dalton - I think you should take another look at Snohomish County -- especially the outlying areas. Marysville is one of the fastest growing towns in the country. And the Everett Naval Base is adding significantly to their population in the next few months. In Snohomish and other outlying towns are far enough away to feel less of an impact from the Seattle feeding frenzy, yet close enough to be feeder communities to south SnoCo and KingCo.
