Hey Guys! This is going to be quick- I promise! I've been told and read that when forming an s corp owners must be paid a reasonable salary and can't just let all of the money pass through and be paid as a dividend (b/c of the lower tax rate). That can be easily determined in a lot of fields but, how exactly does that pan out for a RE investor? What would be a reasonable salary for one in your opinion?

Welcome Chris Ellis ! I'm based in VA, but I lived in Boston for 14 years. Best of luck to you buddy! Let me know how things go for you.
If I were you I'd go with number 2. My area (Northern VA) is experiencing a lot of growth and the trend can be seen in rising home prices. Get in there- it seems demand is high and there is room to grow. Not to mention that CF will be harder to obtain as prices go up. Do whatever you feel is best in your area. You know your market better than I do. The student rental market also seems like it could be lucrative considering you can command higher rents btw. Peace~ JE

A great one that a friend of mine showed to me is the rehab valuator calculator by Daniil Kleyman. He has a rehab valuator Lite that you can download as a free demo. Not to mention that he has numerous tutorials on his website. Don't take my word for it- check out his website at rehabvaluator.com. Best Wishes~ JE
