Price range is $200-$250k with average comp at $117/sqft. In my neck of the woods that is lower/mid-range which is why I am contemplating whether 9' is a must.

I hope to pick someone's brain on this:

I am building a speculative (spec) home in an unincorporated subdivision outside of San Antonio. Comps in the neighborhood generally have 9' ceilings; my plans call for 9' with 2 10' insets in the LR and master BR. Neighborhood comps are ~$117/sqft.

Has anyone here evaluated the ROI of spending more putting in the 9 footers compared to the 8? I ran a couple grand over budget on my foundation and putting in the 8 footers would put me back on budget, but with what affect on the selling price!?!

I am building in Comal county in an unincorporated subdivision. I've invested ~$30k of my own and have a construction loan of ~$150k. I conservatively estimate (this IS my first deal) to cost approx. $180k but I have access to additional capital if necessary.

Comps are around $225k for this property. Adding in around $10k of holding costs/commissions I expect my pretax profit to be $35k.

Not as spectacular as some of the spec builds I've been hearing about on here, but it's my start.

A friendly howdy to all,

I am an aspiring real estate investor eager to get started in and around San Antonio. I am building a spec north of SA to 1st pay down some personal debt and 2nd raise capital to pursue buy, fix, and hold properties. Lots of great info here.
