Chong Linghu I live in frisco and I agree with everything said here. I would be really nervous if I saw anything on the market for a few weeks not under contract; I bought my house 2nd day on market above asking price (long story). It has appreciated, but 1. Seems like we're getting pretty far along in the current real estate cycle and 2. Lot of new product coming to market. Also, I would lean closer to the 1850-2000 range for projected rents given PP and vintage.

Howdy all, Can I get a few suggestions/recommendations for websites to earn your license online in Texas self-paced? Interested in one that I can take my time completing during slow times of the year at work. Thanks in advance

Would note there are rumblings of 1031 possibly going away next year... Wonder the impact on strategies and prices/cap rates of properties. Less inclination to sell so less inventory on the market yet and less people overpaying to find a home for 1031 money... maybe a wash?
