Getting started I believe is the biggest fear/hindrance but don't let it allow you to waste time. My advice is to really sit down and think about the type of property that you want to start with. I personally think SFR is the best route for beginners because it does not typically have the same potential problems a larger property such as apartments and commercial properties have.

My suggestion is this. GO for it man. Neither of us is getting any younger and if you have found a good deal on a SFR, write an offer. Don't waste time trying to find ALL the deals because you will spend your time looking and not acting!

1)Find a local Real Estate Investment group and go ask questions.

2) Determine if you are ready to make the jump into the investing... do you have funds and such

3) Drive around and look at the homes for sale and use the websites to see what type of house you get for your money. 

4) Work with a realtor if you are serious about buying but make sure you don't become a burden to them.

I would not have a problem with renting to college students under the assumption that you know they are college students. They tend to do things that a home owner wouldn't approve of. But I would have no issue with renting to them. Another option you could look into would be to see if they could get their parents to co-sign? Or just require a deposit and last months rent up front. 

Money is money and college kids will be college kids. 

( I also have a tendency to look at their program of study, has helped me a lot when trying to determine who to rent to because highly specialized fields tend to spend more time studying than doing normal college kids stuff.

1) Can you qualify to buy the home?

2) Make an offer if so. but ensure that you have calculated the rehab costs effectively 

3) GET AN INSPECTION

4) Purchase the home and begin rehab.

I think you should buy. The living expenses are the same whether you rent or buy. Utilities, insurance of some sort, cable, internet, etc. 

The difference is, you could be paying for something you own and could build into a cash cow, or you could line the pockets of someone else who is getting their bills paid by renters. I like the idea of someone else paying my bills lol

First thing you need to do is to let EVERYONE know you are in the real estate business. 

Secondly look to FREE advertising to start with. Facebook, twitter, instagram are all free and easy ways of getting the news out there you are working in real estate. 

Thirdly, drive around and get to know your market. while driving write down addresses of homes FSBO. These are often times a good place to begin looking for potential listings.

Start there and it will help you along the path without spending lots of money.

I think that this is definitely something that potential buyers/tenants would want to know. I would shy away from the scenario unless the deal is absolutely killer but if a sex offender did live in the vicinity, do you think it would hurt your ability to sell or rent? 

I try to put myself in the occupants shoes when buying a home.

The best way I have found to determine if you have a good deal or not is to simply run the numbers. 

I personally don't worry with appraisals before I purchase because I am not in the business of tossing money away. Use the tools on this site and run the numbers based on payment, rent amount, expenses, and such. 

If it makes sense, go for it, if not walk away. Make friends with a realtor and ask them what a 3/2 would rent/sell for and then work the numbers to see if it works.

That is a lot space for 100K. How many acres is the property? Could you buy it in hopes of selling it for higher to a commercial owner??
