WoW I have done the exact same thing you are doing and feel the same exact way. I am still building my list, I live in Palm Beach and there are some serious cash buyers around this way so i set up a goal of about 50-100 buyers before i do deals to kind of guarantee success. These are really good ideas.

Wow thank you for you response. It looks to me that its just easier to assign a contract and move on to the next one. I do have an LLC and plan on doing everything under the business name. My main issue is that the task of getting someone to sign a contract will be a bit harder because i have no real money. How much do you suggest? I know it has to be enough to earn respect but not so much that you go broke. Thanks again

Hello my name is Jonathan I am 24 and I am jumping in head first into real estate investing. Down here in FL there is not much going on other than real estate and i am tired of seeing people make thousands in front of my eyes. I am starting by wholesaling only because i have no capital. Once I have capital I will be rehabbing with my father. Im very excited and plan on hitting my goal of making 120k this year and quiting my part time, no future job. I am still in college and plan on obtaining my bachelors in business administration. Hello,

My name is Jon I am a new Investor and i dont have any capital so I am going the wholesale route for now. I have many unanswered questions and I hope u guys can help

1.How do i approach a homeowner to trust me and to sign on the line when i whip out my own contract.

2.Once under contract do I start the title process? is the title work payed by or at closing as part of closing cost? what if i don't sell in the 30 days do i pay for that title work?

3.Do i make money off assignment fee or do i make money by bumping up the price and keeping the difference?
