@Connor Cushman I would get them inspected, especially if you are not familiar with well and septic systems. With the well I would want to make sure things such as filtration, pH, bacteria were being treated correctly. Would also want to know about well output and whether the output decreases during certain times of the year. I moved from a house on city water to a house with a well, and have discovered there were many things that I didn’t know that I didn’t know.

@Zeke Liston Thanks for the info. Looking in Cleveland neighborhoods you start to see 3-4% property taxes. One of the very few things I like about California government is prop 13 which keeps taxes right around 1%.

@Zeke Liston Out of curiosity, how are property taxes in Columbus? Have some friends in Cleveland so considering investing there, however the property taxes are pretty steep.

Live in northern CA, but get to LA 3-4 times/year. If there happens to be a meetup in late July or early August would love to attend. Just got back from Cleveland with my family visiting friends. First time out there, but would like to go back. Definitely look more closely at investing there.

Just curious. When you say building your own model what type of platform are you starting with? Is it built in Excel and evolved over the years, coded from scratch, pay someone to code it for you? Thanks

Thank you for the responses. If I have a signed contract what would make it official in the eyes of the IRS?  Simply having it notarized or would it need to be recorded at a title company?
