Agreed. Conventional loans are generally not a viable avenue for flips. Best route might be to get a hard money loan or go in with a partner for the flip. Partnering up with a more seasoned investor would also allow you to gain experience.

I am looking for some feedback from individuals who are active in the Houston market. I have been investing in DFW for a couple of years and since the market has gotten a bit overheated here we are looking to Houston. I'm originally from Houston and have quite a bit of familiarity with the area but after reaching out to a buddy of mine who is a broker he suggested that I focus on properties inside the loop. 

Typically I've looked at post 2000 builds 3/2/2 in the $100-150k range that will cash flow $250-300 per door. Most of the success I've had with this criteria has been in the suburbs. Any thoughts on the burbs versus the loop and where should I be focusing? Also for those who are active in the market how has the oil price crash impacted prices. Would love to hear from and pick the brains of active investors. Thanks all.

DFW market has been pretty hot for a number of years due to the job growth. I think it has led the major metro markets in job creation for at least a year and a half. Lots of investors still lurking including the private equity guys that are buying with cash. We started investing in 2013 and haven't bought anything in about a year. Sitting it out until things cool off. In that price range I would look in Fort Worth. There are some areas zoned to Keller ISD where you can get a good deal if you strike quickly but be prepared for multiple offer situations including cash. Stick to your guns and don't overpay. Eventually things will settle down.

Hello Everyone,

I have a few properties (buy and hold) under my belt in the DFW area and am looking to start searching in the Houston market for deals after the beginning of the year. I wanted to know if any investors here have lender recommendations. It matters to me not whether the lenders are Texas based. This will be my third investment property and an 80% LTV would work fine for me. My previous loans were by made WF and although it wasn't a bad experience I am looking to build a relationship with a good lender.

We just closed on a condo in Saginaw and have seen inventory shrink considerably over the last 6-8 months (started investing in late 2012). Lots of competition out there but rental demand is up in basically all areas. Focus for us has been Garland and Mesquite but also Fort Worth. We look in the 100-140k range and have been able to get rents at around 1.25% of PP. We're looking to do at least one more deal this year but may have to sit on the sidelines if this continues. Intersting thing is that we've seen appreciation on all of our properties. Has hurt our deal searching but given us some additional equity. Hang in there fellow DFW investors. Hopefully the cheap money stays around for a bit longer.

Hello everyone. I've lurked on this site for years but have yet to formally introduce myself. My name is Jeff and I currently reside in the Dallas Fort-Worth area. I am an energy attorney by trade but have always had an interest in real estate investing. I partnered up with a CPA friend from college and we've purchased a couple of single family homes which are currently rented.

My goals are to continue to build a portfolio of quality rentals to generate passive income. Eventually I'd like to get into larger multifamily properties that are more capital intensive. The biggest piece of advice I can give to those considering making the plunge into investing in 2015 is that nothing takes the place of experience. You can research and prepare as much as possible but the best teacher is going out and doing deals.

I'd love to meet other investors within the DFW area. May everyone have a happy, healthy, and successful 2015.
