Good Morning, I’ve been primarily investing in SFR’s and smaller multi’s with a partner since about 2013 and we are interested in moving up to a Class B or C Multifamily property (50-60 units built in 70’s or 80’s). I’ve been doing quite a bit of research about what lenders would require and the various aspects of bank loans versus agency loans. The Old Capital Podcast has been really good for me as well as just getting out and trying to establish relationships with folks. I know to a large extent Seller’s and Brokers are interested in your “resume” which is why a lot of people invest as LP’s or sign on as guarantors for agency debt before sponsoring their own deals. Are there any DFW or Houston investors around that I can talk to about what things I need to do to get in the game? For what it’s worth my background is as a business lawyer and my business partner is a CPA.

All, Looking for GC recommendations in Houston as I’ve started to make some offers on flooded homes. Also, what are you guys seeing on rehab costs (any inflation), lead times on crews etc. Just starting to throw my hat in on some properties. Plenty of people around overpaying and tons of wholesalers (contracts being assigned multiple times).

Good Evening, I've traditionally operated in the small multi family space 2-4 units and am now looking at a small apartment complex 20-30 units. Does anybody have any good Texas based commercial lending contact recommendations that I can talk to?

Would suggest shopping around quite a bit. There's tons of threads about negotiating commercial real estate loan terms. Just do some searching around and as always the folks at BP are great at offering help.

Hello Fellow Investors,

I've got a cash offer in on a property in Houston that will need some work and I don't have many contacts in the area on the inspector contractor side. Anybody have any good contractor and inspector recommendations? Would be looking to an inspection done and get 2-3 bids/estimates on the work needed within the next 5-7 days as contract to close will be quick. Happy to take any recommendations through DM. This is what BP is all about and why I am so grateful I found it. Thank you to everyone that has replied. I'm a Texas licensed attorney and have my salesperson license pending.
