Great question here, @Ted Swagerty ! Has your friend considered a 1031 exchange or a 721 exchange? If he's looking to take a more passive role in real estate investing,  a 721 exchange would be a really great option for him and would allow him to defer the capital gains taxes on his liquidated properties.
