Hello Joshua,

I invest in Probate deals. I know the in's and out's. I file court petitions on small estates and I purchase property as well in large estates. I had to actually serve an attorney who didn't want me to buy a property in the past due to the attorney wanting to sell to his secretary's boyfriend. Learned all the laws in the law library of my county 7 years ago and found my ninche in probate. I love probate deals. A tough experience but now I love them.

hello John,

You could file a memorandum at your county clerks recorder's office to cloud the title so he can't sell with out you. Once the loan goes through you could also immediately record a new deed with the both of you on the deed.
