@Luke Robinson Congrats on that deal! I really liked your write up -- good details and reflections on what worked and what didn't. I've done a handful of SFH deals and I'm also thinking about doing larger deals with the same reasoning. What resources would you say have been the most helpful for learning how to transition from SFH to larger MFH?

Are you planning to BRRRR? Do you have more detailed criteria for your investment? Do you have a specific area in IN in mind? These may help narrow down the neighborhoods further, but some decent areas that may be worth further research based on my experience in Indianapolis: Eagledale, Near East Side (closer to 10th and Rural, Little Flower, Bosart Brown, Emerson Heights), Devington, South Fountain Square, Bean Creek.

Jeff Kolp's Statefarm office (ask for Jeremy), Goosehead with Ted King, Laura Sandlin from Shelter -- I've personally used them all and found they were knowledgeble. The first two offices have been the most responsive and most of my policies are with Statefarm.

@Ben Leary I found a lot of value house hacking when I first got started. I was able to own a property, learn how contractors rehabbed properties, manage tenants, and pay little to no housing expense. There are some sacrifices to this depending on how you set it up (I did a by-room house hack and had 3 housemates), but it would have taken me 3 or 4 cash flowing properties out of state to match what I saved in rent/mortgage from just that one.

@Frank Martino. I worked with Jeff Kolp's Statefarm office for all my Indiana properties. They had the best rates for decent coverage and are pretty responsive. I am gravitating towards using an insurance broker to better shop for policies and rates, my initial quotes with Goosehead (Ted King's office) have been on par or slightly more than my current policies but with a significant increase in coverage.

Hi @Johnathon Sandoval, welcome! What type of properties and neighborhood classes are you targeting? That will help with recommending certain neighborhoods. Regardless of the above, 46218 and 38th & Post to 46th & Mitthoeffer are no-zones for most OOS investors.

@Trace Wilson There's an Indy OOS Investors FB page. If you haven't checked it out, it's a great community with vendors, OOS and local investors. If you cast a wide net and network with all sorts of people active in your market--RE professionals, new investors, active and seasoned investors--and you learn and share along the way, partnership opportunities may present themselves as well.
