in Akron the water company will for some addresses-- you just have to call the water department to see if it is available. It's $300/meter plus the cost of splitting any shared lines and getting the harness for the meter set up by a plumber.

The easiest DIY solution (that I think would look decent) would be to get some (gel) wood stain in the closest color you can find to touch up the scratches then remove the handles and do two coats of (satin finish) polyshades in a color slightly darker than the doors are now (probably bombay mahogany). I bet it would cost $250ish/door to get them stripped (by dipping) and then refinished.

I've always been a night person-- 9am is the buttcrack of dawn for me. I usually feel best and get my best work done right after dinner.

I have found pay or quit notices to be a VERY effective way to start a conversation.

If she is MTM and you are in a state where it is premitted, non-renew without cause. I would also contact her daughter or other emergency contact person and alert them about her 'erratic behavior' and the upcoming non-renewal.

I've ordered from floorstoyourhome.com several times with good luck. They are out of Indianapolis so the first time I bought from them I drove over to one of their locations to check out the flooring before purchasing.

It's too late this time, but next time you can ask for estoppels signed by the tenant and the owner that clarify the condition of the property at move in and the amount of the security deposit.

At this point, I would do an inspection and give any month-to month tenants in rough units a 30 day notice to vacate; for tenants still under lease, document current problems so tenants can be held accountable moving forward.

I live on a sailboat half the year.  What do you know about marine heads? (that's the toilet for landlubbers). If you buy a boat and airbnb it, you will most likely spend a lot of time dealing with your marine heads. Fun times.

I don't know the rules in Indiana, but in Ohio you are required to do a Quit or pay and wait 3 business days before you file. I'd check and see if there is a similar requirement in Indiana.

I like MTM best; if their financial situation deteriorates it will be easier to get them out and for a good location you won't be empty for long. A long term lease gives the tenant more protection than you.
