Part I: Closing Occupied Property
This presentation will go over the essentials of buying or selling occupied property, in other words, leased rentals. We will look at all aspects of the process:

Due diligence - what rental documents to request from owner/seller
P&S - ensuring correct terms
Closing ensuring transfer of last month's rent and security deposits
Post closing - starting off relationships with new tenants on the right foot
This part of the presentation will be given by Attorney Marissa A. Komack. Her practice concentrates in the buying, selling and financing of residential and commercial properties. She is a member of the Longmeadow Zoning Board of Appeals.

*Part I: Rental Applications
The critical step in a tenant screening process is the rental application. Is it complete? Is it true? And is it enough?
In this segment, we will review the general context in which tenant screening happens, covering credit, criminal, and housing history. Then we will review the MassLandlords application box-by-box, with examples completed. Can we verify their prior address? What do their pay stubs look like, or do they have proof of subsidy or other income? Why does it say "etc." under pets? Finally, we'll give guidance on how to communicate acceptance or rejection, and why ghosting an applicant may come back to haunt you.
Attendees will leave with a clear understanding of how to use the MassLandlords rental application, how to verify information presented, and how to rent knowing your new customers are likely to succeed.
*Part II: Tenant Screening Overview
Credit, criminal, eviction history. What can we check and what does it mean? This segment will review all of these factors, as well as give a comprehensive look at discrimination protections. We'll show you how to protect your assets while also giving equal housing opportunity to all.
We will cover age discrimination and emotional support animals so you know when you can take a photo ID and how to verify requests for reasonable accommodation.

Leases have the advantage of providing long-term stability for you and your renter. But sudden real estate tax increases can destroy a carefully calculated rent and turn a lease upside-down, eliminating the net income you were banking on. Is there anything you can do?
Come learn about tax escalation clauses, which when added prior to a tenancy can give you an emergency escape out of a losing lease.
We're review the section of the law that applies. Attendees will leave with the exact wording in our "Optional Clauses." Finally, we'll have a brief discussion on whether escalators should be invoked routinely or only in case of emergency.
*Part II: A Landlord Case Study: Does it Make Sense to Renovate Your Rental?
Renovations can be costly and stressful. Does the reward justify the investment? In this featured part of the presentation, we will review actual numbers from a renovation in Fitchburg and look at the return on investment. Pictures will be in plentiful supply as we examine what this one owner did, and how they did it. Cost containment will feature prominently, as will the change in renter dynamics before and after the renovation.
This part of the presentation will be given by Brian Lucier of Belaire Property Management. Member input and renovation tips are welcome.

Post: Worcester and Webcast: Housing Court Event

Housing Court staff including judges and clerks will give important procedural updates including a brief review of the case of Davis v Comerford and a review of housing court expansion (with many new hires). Attendees will also be trained on the new eFiling system for summary process (eviction) and small claims cases. eFiling in the Housing Court will be mandatory for attorneys effective January 27, 2020 and recommended for pro se landlords. Finally, attendees will have the option to give feedback on any issues that concern them. This event is open to all (renters, landlords, and attorneys welcome).
This event will be a joint public service by MassLandlords and Housing Court staff (no charge).
Attendees will not be getting legal advice. We'll be having a generic discussion in layperson's terms and covering procedural guidance and software training.
The event room has capacity for 104. If you can travel, it will be worth the effort. If traveling is not feasible, you can watch live from your home or office. See below for streaming details.
This special event is a great opportunity to learn from Housing Court staff, ask procedural questions in a safe space about how you run your business, and amend your practice before it becomes an issue. Reminder: we will not be giving out legal advice. Questions must be framed in a generic way, and must pertain to court procedure only.

Unlike the building code, which is usually inspected only at time of permit completion, the state sanitary code applies in all rentals all the time, and can be inspected at any time. Are your units compliant?
Few units are fully compliant. We'll review the code in easy-to-understand detail and help you get a sense of where you may need to make repairs or improvements.
This segment will be presentation-style with MassLandlords staff. We started this content in November, and due to great room engagement, we got only halfway through the code. Whether or not you attended in November, you will find this segment useful. We will review the second half of the code.
We will also review the proposed changes to the code, which is expected to be updated in 2020.

*Part I: Section 8
Rental subsidies like the Housing Choice Voucher Program (Section 8) can be great programs to participate in. But they can be tough on the unprepared landlord! Come learn about how Section 8 and programs like it operate. Learn why in Massachusetts (unlike in other states), landlords cannot refuse to participate in the program.
We'll be covering the Section 8 process, the legal background on how the program came to be, and how to screen Section 8 applicants without discrimination and without handing the keys to a mystery. We'll also cover inspections, allude to project-based vouchers, and explain what happens if your insurance says, "No Section 8" (hint: your insurance gets in trouble).
This part of the presentation will be given by MassLandlords staff in cooperation with Jon Fisher, author of the Property Management Manual (the one we sell at the desk) and trainer at Wayfinders, and Melvin Arocho, Compliance Officer at the Massachusetts Commission Against Discrimination. We will also talk about a new program designed to help families attain self-sufficiency and eventually graduate from programs like Section 8.
