Hey all. I am finished with my latest BRRR which is a duplex. Tenants secured. Need to cash out refi however my seasoned banker quit, and his new replacement is switching up my terms. I always was given 80% LTV but they took it down to 75% which impacts my numbers. Anyone who can do this deal in PA please reach out to me!

Are you able to lend in PA? If so I need to cash out refi my duplex. My old lender used to give me 80% LTV and the bank just took it down to 75%. When running numbers was banking on 80%LTV, so now I'm shopping lenders! My duplex is in my LLC. Thanks!!

Hi All! Looking to get into AirBNB for a unit that I currently have a year lease on. Tenant moving out April 30th, and this property is really close to Hershey Park so I'm thinking of giving AirBNB a go. Any advice as to how to get started would be appreciated...I know I will have to furnish the apartment, get internet, etc., but looking for some tips/tricks and cost saving advice on furnishing and best routes to take! Thanks.

Hi all,
I have a prospective tenant who doesn't quite qualify to rent my property (income is 2.7 times the rent and credit score 575). She has someone willing to cosign, but I have never done this before. My questions:
1. Do they just fill out the cosigner agreement addendum which I got from the Book on Managing Rental Properties by Brandon Turner? I am going to check the cosigner's credit and background as well and make sure they have better credit than 600.
2. If the cosigner does qualify, is the cosigner addendum enough? Also, the addendum reads "Co-signer agrees to pay a performance guarantee fee in the amount of $___________ (refundable at the end of the lease, less any amounts not covered by the security deposit)."...
Should I have the cosigner give me one month's rent?
I live in Pennsylvania, any help is appreciated!
