Thanks, that's really helpful information, especially from someone who's familiar with the area and the house.  I have just a vague understanding of Durham and definitely need to keep watching the area to learn more.  I appreciate you taking the time to give me some feedback.

Thanks so much for the great advice!  I got involved with TREIA about two weeks ago and that has definitely been a great group.  I will check out your other suggestions too.  The more I can learn, the better.  Thanks so much for reaching out to me, I hope we run into each other at one of these meet ups.

Hi all!  I am new to real estate investing and am analyzing deals to get an idea of my local marketplace.  I came across this deal in Durham NC that I was interested in and had some questions about the pricing.  The house was advertised at $49k, and looks like it needs a lot of work, it may even have had fire damage.  The seller bought the house 5 months ago for $10,500 and as far as I can tell hasn't done anything to it.  So I know that wholesalers add a fee for their service, which is more than fair, but does this mark-up sound a little hefty?  All the comps on the street are in the $75K-$85k range.  What do you think a reasonable as-is asking price would be for a property like this considering the previous purchase price?  Thanks!

Hi!  I'm Jill Rossi, I am getting into real estate investing with the goal of flipping older houses in the Raleigh/Durham NC area.  I am an interior designer, furniture designer and fabricator, and artist.  I have never flipped a house before, but my husband and I have done substantial work on our own homes and sold for a profit.  My favorite thing about rehabbing is seeing past all the ugly in a neglected home and turning it into a gem.  I am interested in meeting folks in the Raleigh/Durham area in all aspects of real estate investing, especially other rehabbers, financial investors, and wholesalers.  I am currently educating myself with LOTs of books and pod-casts, so if you have any recommendations, I'd love to hear them.  Thanks and I'm looking forward to meeting some new people soon!
